I bought this home you’re looking at on this site back in August of 2010.

It was in pretty rough shape at that time…

  • it needed paint like you wouldn’t believe
  • the floor coverings (and much of the subfloor) needed to be replaced
  • most of the the windows were shot (not in a literal sense…lol…just old)
  • the deck needed a vigorous staining
  • the cabinets were all missing hardware
  • there were a bunch of missing doors
  • And a bunch of little things

Here’s What I’ve Fixed Since Then (With The Help Of Handy Friends And Acquaintances…Thanks Guys!)

  • Replaced floor coverings throughout the entire home:
  • Installed new dark laminate flooring in third bedroom
  • Installed new vinyl flooring in bathroom and laundry area
  • Installed new vinyl flooring in kitchen and dining area
  • Installed new carpet in hallway
  • Installed new carpet in living room
  • Installed new carpet in master+second bedrooms
  • Replaced subfloor where needed
  • Replaced 7 out of 10 windows
  • Repainted almost entire interior (except for third bedroom…still walnut paneling, but it’s easy to paint)
  • Re-stained deck last year
  • Polished cupboards/hardware/liners
  • New bathroom counter top
  • Replaced some of the blinds/window treatments
  • Got newer (than the previous) washer and dryer
  • Installed curtains where many of the missing doors were

Here’s Why This Home Made Sense For Me When I Bought It (And Why It Might For You)

  • It was definitely within my anything-but-lavish budget
  • I found the monthly cost for a three bedroom was the same as renting a one-bedroom apartment (that was surrounded by tons of people on all sides)
  • I was able to decorate and update as I wanted, without having to ask a landlord for permission
  • I had a lot of space inside (with room to spare), and a decent-sized lot (even with the deck)
  • The deck
  • It’s located on a corner that faces a cul-de-sac, so the traffic isn’t as bad
  • It’s located in a mobile home community at the edge of Mankato… almost like living in the country. (Seriously- from the corner of the lot, you look across an open field)
  • The neighbors have always been super-nice and helpful (something I found out after the fact… icing on the cake =)

But To Be Fair, Here Are The Things I’d Probably Change If I Were To Stick Around (And Just Never Got Around To Doing)

Here's a shot of the counter space.

  • Replace the kitchen counter and sink (it’s not in too good of shape…but it’s a pretty easy fix if you know what you’re doing, I’ve been told)
  • Replace the toilet (as much as I love mauve…it isn’t a flattering color for a toilet)
  • Change out the bathroom sink
  • Get a new back+bedroom door
  • Update the window frames + paint/side the exterior…it’s starting to show it’s age a bit
  • Some bits of baseboard trim are needed

What Are The Rules Of The Community If You Were Interested In Purchasing This Mobile Home?

Good question!

Long story short, Southhaven does do a series of background checks and verifications in order to keep a safe community for its residents.

Yes!

There are rules set by the community according to pet size (and number), but in short, I can say this: I had a cat living with me and management had no issues with her.

I’ve known other residents with multiple small pets, and it was still alright. (Check out the Rules & Regs page for more info).

So If This Mobile Home Is So Great, Why Am I Selling?

Here we are...ready for whatever the western portion of North America can throw at us!

Fair question.

To be honest, I wouldn’t be selling if I were in any other circumstances. I’ve loved this home for the past year, but my time in Mankato has come to an end.

I recently decided to hop in an economy car with two friends, three bikes, and an impossibly-tight-fitting amount of luggage and personal possessions strapped to (and shoved inside of) various places around my car…and:

And that’s the whole point…letting the wind carry us where it will.

And That’s Where You Fit In

I now have a mobile home that isn’t getting as much use out of it as it should.

My house is sitting empty.

And I’m somewhere in the western half of America at the moment.

That’s Why I’m Willing To Sell This Home For As Little As $7,500$5,000

I wanted to ask more, but I thought to myself… “Bri- why waste time being unreasonable? Sell it for a fair price and be done with it.”

So that’s what I’m doing.

I thought long and hard, taking into consideration what else I’d seen around the area, and I picked what I felt was realistic.

Then I took off another $2500 dollars.

And that’s how I came up with this price.

I’m probably a little biased, but I do think my asking price of $5,000 is fair. :)

Colorado is gorgeous in the summer! You need to get out here and check it out some time if you haven't seen it in-person...

While I may be “motivated” like any other person selling their mobile home, I’m certainly not desperate.

With that being said, adding a bit more adventure and duration to this trip is where what little profit I hope to get will be going towards.
